Corrections in US capital markets open up opportunities for investments

"Institutional investors realize that the corrections occurring in the US capital markets hold potential for investments in the commercial US real estate market", said Jim Neal, President and CEO of Metzler North America Corporation, on Thursday, November 15, 2007 during a press conference at the Bankhaus Metzler. He emphasized that this trend will continue. "The high-leveraged buyers have been pushed out of the market as a result of the credit crisis. Accordingly, cap rates have stabilized on core real estate and have moved upward in the riskier sectors and tertiary markets. These facts combined with a record-low dollar and strong underlying property fundamentals make for an opportune time to invest in the US real estate
market," said Jim Neal during the press conference at the Bankhaus. In reaction to this assessment Metzler Real Estate is now issuing their new Fund MUSREF II.



Metzler’s Real Estate Fund MUSREF II is a real estate fund for a broadly diversified circle of reputable German institutional investors, which will invest into 15 to 20 core plus and value add assets at a price range of USD 30 to USD 80 million each. Market focus will be the west and east coasts of the United States, particularly regions showing good underlying economic and strong employment growth. Targeted fund life, which includes an investment period of 2 to 8 years.
