At Metzler Real Estate, two specialized teams in Germany and the USA develop investment strategies for direct and indirect real estate investments for institutional clients. Our services
Real Estate Advisory manages indirect real estate investments covering Europe, the USA and selected markets in Asia. Our Real Estate Management offers asset management services for portfolios and individual properties in Germany, transaction services and coordination of technical services. At Metzler Realty Advisors, we take care of your direct real estate investments in the USA.
Metzler Real Estate as a whole oversees assets with a total volume of over EUR 5 billion (as of June 2024).

Real Estate Advisory
Our services range from the initial strategic consultation and the selection and acquisition of real estate funds to full support for all matters relating to real estate (fund) investments. We therefore monitor all investments on behalf of the investors throughout the entire life cycle and also manage the disposal of investments. Our clients benefit from our expertise, many years of experience in the real estate and funds business, and the competence of our network of specialists.

Metzler Realty Advisors was established in 1976 in Seattle, Washington, USA, and provides independent advisory and tailored investment services to private and institutional clients investing in key North American real estate markets.
Investment services
Metzler’s investment services develop investment strategies in coordination with clients and the asset management team. These services include sourcing and acquiring assets for our clients, arranging investment financing and disposing of assets at the end of the investment cycle.
Metzler’s investment approach is based on four key components:
- Research: examining broad economic, capital market and property trends as well as specific markets and assets for suitability as investment targets.
- Market presence and deal sourcing: both east coast and west coast offices have strong, long-term national relationships with relevant owners and brokers of institutional-quality real estate.
- Negotiation, due diligence and closing: negotiation of pricing and terms for target investments using thorough market research, seller insights and economic projections.
- Exit: maximizing asset value through strategic hold/sell analyses, timely adjustments and tactical exit opportunities to ensure optimal execution and client approval.
Asset services
Metzler’s asset services team is responsible for executing each asset investment plan during the hold period. Successful investment performance is ensured through active asset management – a combination of portfolio and asset level strategic planning with on-the-ground tactical execution.
Metzler’s active asset management approach is based on four key components:
- Due diligence: Metzler’s active asset management approach starts during due diligence of an asset, utilizing local market knowledge and an extensive network of market participant relationships to inform the investment process and the business plan of each asset.
- Leasing and property management: Metzler strategically utilizes third-party leasing and property management teams, chosen through a rigorous bidding process, regardless of company affiliation, to ensure the best teams on the ground for each asset to maximize value creation.
- Project management: Metzler’s project management team works directly with the asset services team to ensure that capital expenditures and maintenance enhance the leaseability of each asset and extend the life cycle of the physical infrastructure.
- Disposition strategy: based on the ongoing asset business plan, Metzler reviews the market conditions for conceivable disposition opportunities. Once the asset has been selected for disposition, the asset services, project management and investment services teams work collaboratively to deliver a successful close of the asset and accretive return to the investors.
